Dethatching + aeration + premium overseeding + winterizing fertilizer. The dethatching clears the thatch layer first, so the aeration and the seed are working on bare soil.

Auburn is two towns underfoot. On Lea Hill and West Hill you are on Alderwood glacial till. On the Green River valley floor the soil is Oridia, Renton and Snohomish silt loam — poorly drained, rated hydric, and wet to within about 18 inches of the surface in season. Plateau lawns perch water on top of hardpan; valley lawns simply have a shallow water table. Same soggy symptom, two different causes.
Core aeration works the top few inches — the root zone, where compaction from construction and foot traffic actually sits. It does not reach the dense glacial layer 20 to 40 inches down, and nothing a lawn service does will.
