Dethatching + aeration + premium overseeding + winterizing fertilizer. The dethatching clears the thatch layer first, so the aeration and the seed are working on bare soil.

Burien sits on the Highline till plateau between Puget Sound and the Duwamish valley. The plateau is Alderwood glacial till, cemented hardpan around 35 inches with water perching above it through the wet season. The western edge of town falls away to the Sound in steep bluffs, and those bluff-side lawns drain fast where the flat plateau lawns behind them do not.
Core aeration works the top few inches — the root zone, where compaction from construction and foot traffic actually sits. It does not reach the dense glacial layer 20 to 40 inches down, and nothing a lawn service does will.
