Dethatching + aeration + premium overseeding + winterizing fertilizer. The dethatching clears the thatch layer first, so the aeration and the seed are working on bare soil.

Des Moines runs along the Puget Sound bluff on the west edge of the Highline plateau. Behind the bluff it is Alderwood glacial till with a cemented hardpan around 35 inches. On the bluff itself the ground is steep and sheds water fast. A Des Moines lawn two streets from the water can behave completely differently from one on the bluff edge, and the soil map is the reason.
Core aeration works the top few inches — the root zone, where compaction from construction and foot traffic actually sits. It does not reach the dense glacial layer 20 to 40 inches down, and nothing a lawn service does will.
