Fall Renovation Season
Most lawns:
$275–$435 tax included
All three, in a single visit across Mill Creek and nearby. Get your price by text in about 5 minutes.
I measure from satellite — no estimator comes out.
The aeration opens up the soil, and that’s the best moment to put the seed down. It gets into the openings instead of sitting on top of the thatch. That’s why I do them in the same visit.
Aeration + premium overseeding + starter fertilizer. Find your lawn size, read your price. That’s the whole pricing model.

All prices include Washington sales tax. What you see is what you pay.
Add dethatching
$675
up to 2,000 sq ft, tax included · larger lawns by estimate
Dethatching + aeration + premium overseeding + winterizing fertilizer. The dethatching clears the thatch layer first, so the aeration and the seed are working on bare soil.
One or two a day
Dethatching fills the truck with debris, and it has to be emptied before the next one.

Premium seed goes down at
5 lbs per 1,000 sq ft
— so a 2,000 sq ft lawn gets a full 10 lbs — and starter fertilizer goes down with it.

Mill Creek is in Snohomish County.
Also serving nearby:
Mill Creek was master-planned around a golf course on till upland, which means an unusual amount of its ground was graded, cut and filled in a short window before the lawns went in. Underneath is Alderwood glacial till with the cemented layer around 35 inches. Where the original profile survives it perches winter water; where it was moved, it does so unevenly.
Core aeration works the top few inches — the root zone, where compaction from construction and foot traffic actually sits. It does not reach the dense glacial layer 20 to 40 inches down, and nothing a lawn service does will.

Most likely. Mill Creek sits in Snohomish County, and it is on my renovation routes. I also work Everett, Lynnwood, Bothell and Mukilteo. Send the address and I’ll tell you straight rather than guess.
The renovation season runs from early September through mid-November. I schedule in the order requests come in, and Plus jobs fill up first.
Yes. Aeration by itself is $120 up to 2,000 sq ft, plus $15 for each additional 1,000 sq ft, tax included. Most people booking this fall take the package, since the seed and fertilizer go down while the soil is open.
No. Send the address and I measure it from satellite - that's what the price is based on.
Yes. Every price here includes Washington sales tax. No trip charge, no fuel surcharge, no add-on for the basics.
No. This is a one-time job. No contract, no auto-renew, no cancellation fee.
Saturated ground compacts underfoot, so I don't work a soaked lawn. If your day is too wet I text you and move it, usually within the same week.
